Frequently Asked Questions and Booking Conditions
- By making a booking you are agreeing to be bound by all of these terms and conditions
- The person booking is responsible for the actions of the whole party and must be over 18
- A 20% non refundable deposit is required at the time of booking
- Payment of the balance and a £100 damage deposit is due 4 weeks before your stay
- Non payment of the balance by the due date will be considered cancellation
- The damage deposit will be refunded to you promptly and always within one week
- Cancellation within 4 weeks will forfeit the full amount, travel insurance cover is recommended
- The owners will return funds recovered by re-letting the property minus the deposit at their discretion
- No smoking or vaping inside the property
- No candles or flames anywhere on the property including BBQs, the fire service can't reach us
- Please be considerate to our neighbours
- Friends or family over for dinner is fine but anything considered a party will terminate your rental
- Please don't take anything out of the property such as towels, please bring your own beach towels if required
- Please could you load any dirty dishes and start the dishwasher before you leave
- Ensure that you lock all doors and windows when leaving the property unattended
- Small breakages are usually not chargeable if they are notified as soon as they occur
- Larger breakages will be less costly to resolve if not left until the end of the stay
- If an unreasonable amount of cleaning is required the excess may be taken from your deposit
- Well behaved pets are welcome
- Any mishaps must be thoroughly cleaned immediately to avoid excess cleaning charges
- Our liability to you is limited to the total amount paid for your booking
- Unforeseen problems may occur with the property or damage by other guests which may make it necessary to cancel your booking
- No compensation will be given for defects with equipment or outages that occur during the stay, but will be resolved as quickly as possible
- Great care needs to be taken near the river especially with children
- The garden is fenced from the river, however the gate is not lockable so constant supervision is required
- Problems or complaints must be reported during your stay, we will try to put things right, anything reported after your stay can not be considered
- We are not liable for any loss or damage to your personal items
- Windy Ridge has a dedicated parking space in a small private car park to the right of the fish and chip shop.
- You will need a code to enter the barrier which will be in your joining instructions.
- The permit from the cottage needs to hang from your mirror.
- It may be easier to unload in the large car park next to Herbert Woods and collect the permit as it's slightly closer.
- Please ensure you return the permit to the cottage after your stay or we will have to pass on the replacement cost.
- The footpath is on the river side of the flood barrier, so in winter it will regularly flood, bring wellies
- Our heating is an eco-friendly heat pump, and the insulation isn't up to a modern house so please bring warm clothes if it is really cold.
- The garden does also flood to an inch or two, which can be concerning the first time you see it, but the decked areas are well above
- It can be lovely and peaceful in winter but do be aware of the location's limitations before booking
